Simpsonville sits along I-385 in Greenville County, with its old center on Main Street, SC 14, where the railroad still runs through town past the brick clock tower. It began as Peter Simpson’s blacksmith shop at a crossroads in 1838 and became a cotton town once the railroad came in the 1880s. Most of the houses came much later, in neighborhoods reached from roads like Harrison Bridge Road and Fairview Road, which both have exits on I-385. The age of your house shapes the painting work more than anything.
We are based in Duncan, a little farther out than our Spartanburg County towns, but Simpsonville is well inside the area we cover.
Neighborhoods by age
Established: the 1970s and 1980s
Holly Tree Plantation is one of the area’s longest-established subdivisions, with homes going back to the late 1970s. A house that age has usually been painted more than once. Typical work:
- Exterior trim, fascia and soffits with layers that have started to crack and peel
- Wood siding or wood trim details that need scraping and priming before paint
- Interiors with dated colors and years of patches
If your house is from this era, plan on prep being a real part of the price. See exterior painting for how we handle it.
The 1990s
Neighborhoods like Neely Farm, with homes from the 1990s and its own nature trail, are at the age where exterior repaints come up. Trim, doors and the garage door usually go first. See doors and garage doors.
The 2000s and newer
Simpsonville kept growing through the 2000s and after, with neighborhoods like Kilgore Plantation and its clubhouse and pool. Many newer neighborhoods have an HOA with exterior color rules. Inside, the usual jobs are trading builder flat paint for something washable, adding color, and painting kitchen cabinets that came in a finish the owner didn’t pick.
Cabinets
A lot of kitchens from the 1990s and 2000s have solid cabinet boxes in a stained finish that now looks dated. Painting them keeps the boxes and changes the whole room. We take the doors and drawer fronts off, label them, and spray them with Sherwin-Williams Gallery Series Waterborne Topcoat. Stained cabinets get an adhesion primer first. Our guide to cabinet painting vs refacing vs replacing helps you decide, and cabinet painting explains the process.
Selling a Simpsonville house
A resale house here can be up against newer homes nearby. Fresh neutral walls, clean trim and a front door that looks cared for help it show well. Our Essential level, Sherwin-Williams SuperPaint, is often the right call for a house you are about to list. See getting ready to sell.
Pricing
Every job is measured and priced on its own: the size of the job, the prep it needs and the paint level you pick. Exterior work includes a pressure wash and two coats. How we price explains the rest, and every job carries our 12-month workmanship warranty.
