House painters in Boiling Springs, SC

Boiling Springs has two kinds of houses: the brick ranches and split levels that were here first, and the subdivisions that keep filling in along Highway 9. We paint both, inside and out, and we know how to work with an HOA.

Home base in DuncanGreenville and Spartanburg countiesMiles from Duncan

Boiling Springs is not an incorporated town. It is a stretch of north Spartanburg County that grew up along Highway 9, also called Boiling Springs Road, from I-85 at the south end up toward Lake Bowen. Most people give directions by the Highway 9 crossroads: Valley Falls Road, Shoally Creek Road, Farm Lake Road, or the high school. We are based in Duncan, a short drive down I-85, and we cover all of it.

Two eras of houses off Highway 9

The older part of Boiling Springs is brick ranches and split levels from the late 1960s and 1970s. Ferndale and Springfield are good examples, and you see the same kind of house along Hanging Rock Road and Blalock Road. These houses have mature trees, bigger yards, and a lot of brick with painted wood trim.

On a house like that, the brick usually isn’t the problem. The work tends to be:

  • Fascia, soffit and window trim that has been painted many times and is starting to peel
  • Shutters and the front door, which take the afternoon sun
  • Inside, rooms that have not been painted since a previous owner, with dated colors and patched nail holes

The newer part is the subdivisions built from the 2000s on. Listings in Hanging Rock, for example, show homes built from about 2004 into the mid 2010s, and newer neighborhoods keep going in along the corridor. These houses are usually still sound. What wears out first is the builder paint: flat wall paint that marks if you look at it, thin coats on trim, and front doors that fade.

Working with a Boiling Springs HOA

A lot of the newer neighborhoods here have an HOA, and many of them want to approve an exterior color before you paint. The idea is a street that looks like it belongs together, not a patchwork.

Here is how we handle it:

  1. You check your covenants or call the management company and ask what they need.
  2. We help you pick colors at the estimate. A free color consult comes with every estimate, and we look at colors against your actual siding and brick, not just a chip.
  3. We give you the exact paint product and color names to put on the form.
  4. We start the exterior once you have the approval in hand.

If you are keeping the same colors, it is often simpler, but ask anyway. It is a lot cheaper than repainting a door the board turns down.

Inside the house

Inside work in Boiling Springs is mostly the everyday kind: bedrooms, a living room and hallway, ceilings with old water spots, and kitchens where the cabinets are fine but the color is tired. For walls in a busy house we usually point people to our Performance level, Sherwin-Williams Duration Home, because it holds up to scrubbing. Our guide to paint sheen room by room covers which finish goes where.

If you are ready to take on the kitchen too, see cabinet painting. If walls need work first, drywall repair happens before any paint goes on.

How the price is figured

Every house is measured and priced on its own. The price comes down to how much wall or siding there is, how much prep it needs, and the paint level you pick. Exterior work includes a pressure wash and two coats. The estimate is free, you get a written price before we start, and you can read how we price ahead of time.

Neighbors up the road in Inman and down in Spartanburg get the same crew and the same 12-month workmanship warranty.

Do I need HOA approval to repaint my house in Boiling Springs?

In most Boiling Springs subdivisions with an HOA, yes, if you are changing the exterior color, and some boards want a form even when you keep the same color. Check your covenants or ask your management company before you pick a color. We can give you the paint product and color names your board asks for so the request is easy to fill out.

My house in a newer subdivision is only 10 or 15 years old. Does it really need paint?

Often the siding is fine and the trim is what gives out first: fascia, window trim, door casings and the garage door. Builder paint on trim tends to be thin. We look at it with you and will tell you if a trim and door refresh is all you need right now.

Can you paint the brick on an older ranch in Boiling Springs?

Yes. Brick can be painted, but it is hard to undo, so we talk through it first. Our brick and limewash page and the guide on painting brick or vinyl siding explain the trade-offs.

How far is Boiling Springs from you?

We are based in Duncan, a short drive down I-85. Boiling Springs is a regular part of our area, not a special trip.
