Mauldin in a few streets

Mauldin started as Butler’s Crossroads and took its current name in 1890, after the railroad came through. Today Main Street (US 276) runs through the middle of town toward Greenville one way and Simpsonville the other, and I-385 runs along the east side. Along with Simpsonville and Fountain Inn, it makes up what locals call the Golden Strip.

Most people orient by a few places: the Mauldin Cultural Center on East Butler Road, in the old Mauldin School building from 1937; Springfield Park on Hyde Circle; and BridgeWay Station, the mixed-use development that opened in 2024. The neighborhoods spread out from there, and most of them were built between the 1970s and the early 2000s.

Seventies and eighties houses: ceilings, paper and paneling

Neighborhoods like Knollwood Heights have houses from the 1970s and 1980s on lots close to half an acre, with some newer homes mixed in. Houses from that era tend to arrive with a few things already on the list:

  • Popcorn ceilings. Removing them is messy work, so we cover and protect the room, scrape, repair the drywall underneath and then prime and paint.
  • Wallpaper. We take it down before painting. Old paper often hides torn drywall face paper, which has to be sealed before any patching or paint, or it bubbles.
  • Paneling and dated trim. Paneling can be primed and painted, and the baseboard and door casing can be done at the same time.
  • Nail pops and old patches. A drywall repair pass before painting is common in houses this age.

Planters Row and the late-1990s neighborhoods

Planters Row, with its pool, clubhouse and tennis courts, has houses from the mid to late 1990s and an HOA. Other Mauldin neighborhoods you will hear named include Hillsborough, Holly Springs, Crescentwood Village and Sunset Heights, and over by BridgeWay Station, Forrester Woods with its brick homes on wooded lots.

Houses from the 1990s and 2000s are often on their first or second repaint. Inside, that usually means moving off a builder beige, freshening two-story foyers and great rooms, and painting oak or stained cabinets. Outside, it is often vinyl siding with painted wood or composite trim, shutters and a garage door.

Inside and out on one estimate

Plenty of Mauldin owners have both on their mind: the trim outside is peeling and the hallway inside is scuffed. We can price both at the same visit, so you can see the whole picture and decide what to do now and what can wait. The exterior painting and interior painting pages explain each, and how we price explains what goes into the price. If color is the hard part, a free color consult comes with every estimate.

Mauldin painting questions

Something else on your mind? Call or text 864-800-8275.

Can you remove the popcorn ceiling in my Mauldin house?

Yes. We scrape it, repair the drywall underneath, then prime and paint the ceiling. Older textured ceilings can contain asbestos, so if your house was built before the 1980s, have the texture tested before anyone scrapes it.

Can you paint several things in one room at once?

Yes. Walls, ceiling, baseboards and door casing can all be done as one job. We measure each part at the estimate, you pick the paint level, and you get one written price for the room before we start. See how we price.

Can you paint vinyl siding on a house in a Mauldin HOA neighborhood?

Yes, as long as the color is one made for vinyl. Very dark colors can make vinyl soak up heat and warp, so we stick to vinyl-safe colors and write down the exact names for your HOA. We pressure wash first and put on two coats. See vinyl siding painting.
